Services for Marina Owners

We will analyze the cost-benefit of expanding your marina under different scenarios and the expected return on investment. |

| Acquisition evaluations |
We will review a potential acquisition and provide a full report including a market analysis, opportunities to increase cash flow, cash flow projection, an opinion as to a reasonable purchase price, and projected return on investment |
| Business plan development |
We will work with you to develop a business plan for the marina taking the best practices that we have learned from our industry experience. |
| Feasibility studies |
This is similar to an acquisition evaluation except that this study is geared towards developers of new projects. |
| Selection of third-party management |
While NorthPoint does not provide third-party management services, we have relationships with most of the companies and can assist you in selecting the best one for your particular marina. |
Services for Lenders
Most lenders make so few marina loans that when they run into trouble on one they are not always sure as to the appropriate course of action. Mistakes are often made that result in loss of collateral value. Working with NorthPoint can help prevent this from happening.
| Loan restructuring and work-out services for non-performing loans |
We will utilize our underwriting experience and industry knowledge to evaluate a borrower’s restructuring plan to determine whether it has a reasonable chance succeeding and make recommendations to the lender. |
| REO / asset management services |
We will develop a takeover plan, select the best third-party management company to operate that particular type of marina, work with the third-party manager to develop an operating plan and assess immediate capital repairs, and develop a reporting process. Once the takeover process is completed we will work on a disposition strategy. |
| Disposition strategy |
We will evaluate the potential courses of action to maximize value to include immediate sale, selling after improving results, and redevelopment. |
| Valuation |
While NorthPoint does not provide appraisals, we can provide an opinion of value. Where required we can help arrange either a Broker Price Opinion (BPO) or a full appraisal from someone who is knowledgeable about marina valuations so that you do not waste time or money on a useless report. |
